Why Haven Is Different
Senior Housing Is Not a Product We Sell.
It Is the Only Thing We Know.
One sector, zero distractions — every transaction, every relationship, every piece of market data is senior housing. Not a practice group within a generalist firm.
Operator perspective, not just broker perspective — Haven's advisors understand operations, licensing, CHOW, staffing economics, and care delivery — not just cap rates and square footage.
Confidential by default — discretion is a core operating principle. Sellers and buyers expect their intentions to remain private until they choose otherwise.
Commercial only — 16 beds or more — Haven works exclusively with commercial senior housing transactions. We do not represent residential care homes below the commercial threshold.
Faith-driven advisory — Haven is a faith-driven firm. We believe in serving others with honesty, humility, and a commitment to the mission of senior care — not just the transaction.
Advisory and licensed brokerage under one roof — Haven Senior Investments advises; Haven Realty (EC.100050248) executes licensed buy-side and sell-side representation.
Sell-Side Representation

Selling Your Senior
Housing Community
on Your Terms.

Haven's sell-side advisory is built around one goal: maximum proceeds, minimum disruption, maximum confidentiality. We represent owners of assisted living, memory care, independent living, skilled nursing, and CCRC communities who are ready to sell — whether they are first-time sellers, experienced portfolio operators, or family owners looking to transition after decades in the business.

Most senior housing transactions begin with a confidential conversation — not a listing agreement. Haven advises sellers well before they are ready to go to market — on timing, valuation, operational positioning, and how to prepare a community for maximum buyer interest. The best dispositions are planned, not reactive.

Transactions are executed through Haven Realty, Haven's Colorado-licensed commercial real estate brokerage (EC.100050248), which provides the licensed seller representation required to legally negotiate and close a senior housing transaction on your behalf.

Confidential valuation and market analysis
Haven provides a current market valuation before any listing decision — grounded in transaction comparables, operational benchmarking, and local market conditions, not automated models
Confidential off-market marketing
The majority of Haven transactions close off-market — reaching qualified buyers through Haven's registered buyer network without public disclosure that the community is for sale
Qualified buyer sourcing and vetting
Haven pre-qualifies buyers — confirming capital availability, operator experience, and licensing capacity — before presenting offers to sellers. Not every interested party is a viable buyer.
Offer negotiation and deal structuring
Haven negotiates price, terms, seller financing, earnout provisions, transition periods, and seller training arrangements on behalf of the seller — with the operator and operational context that generalist brokers lack
CHOW and licensing coordination
Haven coordinates the Change of Ownership (CHOW) and state licensing transfer process — the most complex and time-sensitive element of any senior housing transaction, and one that generalist brokers frequently underestimate
Due diligence and closing support
Haven supports the seller through buyer due diligence — managing information requests, protecting sensitive operational data, and maintaining deal momentum through the closing process
The Haven Sell-Side Process
01
Confidential consultation & valuation
A Haven advisor reviews your community's financials, occupancy, market position, and operational profile — and provides a current market value range and disposition strategy recommendation. No obligation.
02
Engagement and listing agreement
If you decide to proceed, Haven and Haven Realty execute a listing agreement establishing representation, marketing approach, and timeline. Sellers choose between confidential off-market or structured broad-market processes.
03
Preparation of marketing materials
Haven prepares a Confidential Information Memorandum (CIM) — financial summary, market overview, property details, and operational profile — for distribution to qualified buyers under NDA.
04
Buyer outreach and offer generation
Haven markets to Haven's registered buyer database, targeted outreach to strategic buyers, and — if selected — broader market exposure. Qualified buyers submit Letters of Intent (LOIs).
05
Negotiation, PSA, and due diligence
Haven negotiates the Purchase and Sale Agreement on the seller's behalf. Due diligence is managed to protect confidential operational data while satisfying buyer requirements.
06
CHOW, licensing, and closing
Haven coordinates the CHOW application, state licensing transfer, and all closing requirements — through the final disbursement of sale proceeds.
Types of Buyers Haven Represents
First-Time Senior Housing Buyers
Experienced healthcare professionals, entrepreneurs, and investors entering senior housing for the first time — Haven guides them through asset selection, operational due diligence, licensing, and financing
Experienced Regional Operators
Regional operators acquiring their second, third, or tenth community — Haven sources on-market and off-market acquisitions that match their geographic focus, care model, and growth strategy
Real Estate Investors and Family Offices
Accredited investors and family offices investing in senior housing real estate — with or without operational involvement. Haven matches investors with the right structure and operator partner
1031 Exchange Investors
Investors exchanging appreciated real estate into senior housing — Haven identifies replacement properties within the 45-day identification window and manages the acquisition through closing
Private Equity and Portfolio Builders
PE funds and platform builders acquiring senior housing portfolios — Haven sources single-asset and multi-asset acquisitions at scale, with the sector depth to underwrite care operations, not just real estate
Mission-Driven and Non-Profit Organizations
Non-profit organizations, faith-based entities, and mission-driven operators acquiring senior housing communities — Haven is a faith-driven firm that understands and values purpose alongside financial return
Buy-Side Representation

Finding the Right
Senior Housing
Acquisition.

Haven's buy-side representation goes beyond listing search. Most of the best senior housing acquisitions never appear on the open market — they are surfaced through relationships, direct outreach, and a buyer network that operators trust with off-market conversations because they know Haven will not publicize what they are told in confidence.

Registered buyers in Haven's network receive early access to exclusive and off-market opportunities before properties are broadly marketed. Registration is free — buyers complete a profile establishing their acquisition criteria, capital availability, and operator qualifications so Haven can match opportunities accurately.

For buyers using financing, Haven's capital advisory team identifies the appropriate loan program — SBA 7(a), HUD 232, Fannie Mae, Freddie Mac, or conventional bridge — and introduces buyers to lenders with senior housing transaction experience.

On-market and off-market acquisition sourcing
Access to Haven's national listing inventory plus early-access off-market opportunities available only to registered buyers
Operational and financial due diligence support
Haven supports buyers through financial analysis, market review, operational assessment, and regulatory history evaluation — the senior-housing-specific elements generalist advisors miss
Offer strategy and PSA negotiation
Haven structures offers competitively and negotiates Purchase and Sale Agreement terms on the buyer's behalf — balancing price, contingencies, transition terms, and closing timeline
Financing identification and lender introductions
Haven's capital advisory identifies the right loan program for each buyer's profile and connects them to lenders with senior housing experience — not generic commercial real estate lenders
CHOW coordination and licensing support
The licensing transfer is the buyer's operational starting point — Haven coordinates the CHOW application, state licensing process, and provisional licensing requirements from day one of due diligence
Asset Types — Commercial Senior Housing

Every Senior Housing
Property Type. All 50 States.

Haven brokers transactions across every major senior housing asset class — 16 beds or more, commercial properties only. Each asset type requires distinct operational, licensing, and underwriting expertise. Haven brings that expertise to every engagement.

Assisted Living
Licensed personal care communities providing ADL assistance — Haven's largest and most active transaction category. 16–400+ beds, all markets, private pay and mixed payor structures.
Primary transaction category — largest buyer pool
MC

Specialized secured communities for residents with Alzheimer's and dementia. Standalone and combined AL/MC campuses. Highest private-pay revenue per bed, strongest demand trajectory.
Highest per-bed revenue — strongest long-term demand
IL

Lowest regulatory burden — institutional buyer appeal
SNF
Skilled Nursing
24-hour licensed nursing care for post-acute rehab and long-term care. Higher Medicaid/Medicare exposure, higher cap rates, experienced operators and CON-state expertise required.
Higher cap rates — operator experience critical
CCRC

Largest transaction size — most complex structure

PE and REIT buyer universe — higher aggregate value
The Haven Difference

Generalists Broker Real Estate.
We Broker Senior Housing.

The difference between a senior housing specialist and a generalist commercial real estate broker is not branding — it is knowledge. Senior housing transactions involve care licenses, CHOW applications, state regulatory agencies, operational due diligence, dual income streams, and buyer vetting requirements that simply do not exist in other commercial real estate categories.

A generalist broker can close a retail or industrial deal without ever understanding the business. A senior housing deal that closes with the wrong buyer — one who lacks the operational capability or capital to sustain a licensed care community — damages residents, families, and the seller's legacy. Haven takes that responsibility seriously.

Our Operating Conviction
"As each has received a gift, use it to serve one another, as good stewards of God's varied grace." — We are not just advisors. We are stewards of the transactions that determine where vulnerable people live and how they are cared for. That weight shapes every engagement.
01
Senior housing only
Every member of Haven's advisory team works exclusively in senior housing — no multifamily, no retail, no industrial. The depth of sector knowledge this creates is not replicable by a generalist.
02
Operator fluency
Haven's advisors understand the operational side of senior housing — staffing economics, census management, licensing requirements, survey results — not just the real estate side.
03
Buyer qualification discipline
Haven pre-qualifies buyers before presenting offers — capital confirmation, operator experience verification, licensing capacity — protecting sellers from transactions that will not close or operators who will not succeed.
04
CHOW expertise
The Change of Ownership process is the most time-sensitive and complex element of senior housing transactions. Haven navigates CHOW applications, provisional licensing, and state regulatory timelines with precision.
05
National buyer and seller network
Haven's registered buyer database and seller relationships span all 50 states — with the depth of real relationships that produce off-market transactions, not just MLS listings.
06
Capital solutions integration
Transactions that don't close don't help anyone. Haven's capital advisory team identifies financing for buyers — SBA, HUD, agency, bridge — ensuring deals have the capital certainty to close.
Track Record

$2B+ in Senior Housing
Transactions Completed.

Haven's track record spans $2B+ in senior housing transactions across all 50 states — representing sellers and buyers in markets from rural Texas to suburban California, from small family-owned assisted living communities to multi-community portfolio transactions.

Completed transactions are the truest measure of a brokerage firm's capability — not listings, not market reports, not website traffic. Haven's track record represents communities that closed, operators that took over, and families whose loved ones continued to receive the care they needed through a professionally managed transition.
