Where can I find 1031 exchange replacement properties?

Last reviewed · 1031 & Taxes

Direct answer

Replacement properties come from three main sources: listed senior housing communities, confidential and off-market offerings reached through a specialist broker, and Delaware Statutory Trust interests for accredited investors. A broker who knows your deadline can surface options before you identify.

What to know

The 45-day identification window is short, so most exchangers start looking before their sale closes. Public listings are the starting point, but many communities, including Haven's, are marketed confidentially to registered, pre-qualified buyers. Registering with a broker before your sale closes gives you access to that pipeline.

If you want passive ownership, triple-net leased communities and DST interests are the common routes. Triple-net properties give you the real estate with an operator paying rent. DST interests are fractional and securities-based. Whatever you identify must be real property to qualify.
