What is a broker opinion of value?

Last reviewed · Valuation

Direct answer

A broker opinion of value, or BOV, is a broker's estimate of what a community would sell for, based on its financials, market and comparable sales. It is not a licensed appraisal. Haven's Broker Opinion of Value is free and takes 5 to 7 business days.

What to know

A BOV answers the practical question most owners have first: what is my community likely to sell for? A broker who actively sells senior housing applies the income approach, value equals NOI divided by cap rate, and cross-checks it against recent comparable sales and price-per-unit benchmarks.

The limits matter. A BOV is not a licensed appraisal, and federally related financing requires a licensed MAI appraisal, which typically costs $5,000 to $15,000 or more and takes 4 to 8 weeks. Between the two sits a formal written valuation, which Haven provides for $5,000.

Most sellers start with the free BOV to decide whether and when to sell, and the formal appraisal arrives later through the buyer's lender.
