Source and manage client engagements — identify sellers and buyers, pitch Haven's capabilities, and secure listing or advisory agreements
Lead transaction execution — from pitch through marketing, offer management, negotiation, and closing
Prepare marketing and transaction documents — Confidential Information Memoranda, financial analyses, buyer presentations, and deal summaries
Conduct financial and operational due diligence — analyze and explain historical and projected financials, occupancy, and operational performance
Build and maintain client relationships — direct contact with sellers, buyers, and professional advisors throughout the transaction lifecycle
Contribute to business development — identify market opportunities, attend industry events, and build Haven's presence in targeted geographies

What Advisors Do
and What We Look For

The Transaction Advisor role is designed for professionals who want to build a serious senior housing practice — not a side arrangement. Haven works with a small number of advisors, and we invest meaningfully in their development, training, and access to our platform.

This is an entrepreneurial role. Advisors who thrive at Haven are self-directed, relationship-driven, and motivated by transaction performance — not by a paycheck that arrives regardless of output. The upside for high-performing advisors in a specialized, high-value market is significant. The baseline for advisors who do not source and close is zero.

Compensation Structure
This is a 1099 independent contractor role with no base salary. Compensation is 100% commission-based, with competitive splits on closed transactions. Haven provides the brand, systems, buyer database, and support — advisors provide sourcing, relationship management, and transaction execution.
Core Responsibilities
Prepare, analyze, and present historical and projected financial information for seller and buyer engagements
Conduct industry and company-level due diligence across all major senior housing asset types
Prepare and review Confidential Information Memoranda, pitch materials, buyer presentations, and other transaction documents
Drive transaction execution from initial pitch through marketing, offer management, negotiation, and closing
Build and maintain direct relationships with sellers, buyers, operators, and professional advisors
Assist in marketing and execution of existing engagements alongside senior Haven advisors
Contribute to business development — identify, qualify, and pursue new senior housing engagement opportunities
Preferred Qualifications
Prior investment banking, M&A advisory, or healthcare transaction experience — senior housing experience a significant advantage
Advanced financial modeling and business valuation skills — able to build and explain full financial analyses independently
Excellent verbal and written communication — professional presentation quality across all client-facing materials
Self-directed and highly organized — able to manage multiple engagements simultaneously in a fast-moving environment
Undergraduate degree required; MBA or equivalent advanced degree preferred
Strong technical proficiency — Excel financial modeling, Word, PowerPoint, and comfort with CRM and transaction management tools
Genuine passion for senior housing and the mission of caring for aging Americans — not just the transaction economics
