HavenCo, Inc. is organized as a public benefit corporation under Chapter 21, Subchapter S of the Texas Business Organizations Code. Its specific public benefit, stated in its Certificate of Formation, is to improve the operational, financial, and caregiving capacity of senior housing, senior care, and post-acute care institutions, and thereby to improve the safety, dignity, and quality of life of the older adults those institutions serve. That election is not a description of our marketing. It is a description of our duty.

Each subsidiary was founded to address a distinct gap in senior housing & care. Together they meet the sector at every point of its lifecycle, with a deliberate division of labor and no overlap. Every company operates exclusively within senior housing & care — never multifamily, office, retail, or other property types — bringing depth of expertise that generalist firms cannot replicate.

Its capital solutions team connects borrowers to lenders across HUD, bridge, GSE, and conventional programs. Where Haven Senior Investments leads with advisory depth, Haven Realty provides the transactional infrastructure: property marketing, buyer outreach, deal room management, and closing coordination. Together they cover both the strategic and execution layers of a transaction.

SeniorCRE is the operator-controlled intelligence layer for senior housing & care: one canonical operating record that connects care, labor, compliance, census, revenue, NOI, asset value, and capital decisions in a single source of truth.

Operators today run disconnected systems for clinical records, medication administration, billing, sales CRM, staffing, and investor reporting — and no one, from the executive director to the lender, can see the same truth at the same time. SeniorCRE governs the reconciled operating record above that stack.

Operators keep the systems they already run. There is no rip-and-replace of an EHR, eMAR, general ledger, payroll, or scheduling system, and no EHR displacement motion.

How operators start — and what we do not claim. There is one entry motion: SeniorCRE governs the operating record above the systems an operator already runs. Implementation is a phased sequence with named owners on both sides — discovery and system inventory, data mapping and reconciliation rules, parallel operation against the incumbent record, workflow enablement, governed cutover, and stabilization — under a written 30–90 day go-live commitment followed by 60–90 days of hypercare. Greenfield and paper-turnaround deployments are gated exceptions approved case by case, not entry points.
Status, stated plainly. The capability figures above describe functionality built and shipped in the codebase and exercised in SeniorCRE-operated environments. They are not a claim of operator production at scale. The first Founding Operator deployment begins September 2026. We publish what is built, and we do not publish an outcome we did not measure.

John Hauber is the Founder and Chief Executive Officer of HavenCo, Inc. — a faith-driven public benefit corporation he built to address what he saw as a fundamental gap in senior housing & care: the absence of a firm combining deep sector expertise, technology infrastructure, and values-based advisory in a single integrated group.

Under his leadership, HavenCo has grown from a single advisory practice into a four-company group spanning advisory, brokerage, capital, and technology. He and his team have been involved in real estate transactions across all 50 states, bringing a rare combination of finance, real estate, business development, operations, and healthcare expertise.
